#GregonTheStreets: Edgehill Village Date Night in 4 Stops!

Today I am taking #GregOnTheStreets to Edgehill Village and Bella Napoli Pizzeria to chat with my friend and owner, Paolo Tramontano. Since I love this part of town and restaurant so much I thought I'd curate a perfect hit list of places to stop by next time you're visiting. For all the guys following along, read on because I mapped out an Edgehill date night in four stops! Surprise your girl with a well thought out evening of Edgehill activities, starting with dinner at Bella Napoli and ending with a goodnight kiss!  

 

Stop 1. Neapolitan Style Pizza: I find myself stopping by this charming little village to satisfy one very common craving, pizza! Proudly Italian, I was always on the hunt for a bomb slice of old world Neapolitan style pizza in Nashville. When I first bit into a slice of Bella Napoli’s salsiccia, I knew I found my “go to”. Start your date night by grabbing your girl and bringing her by for wood-fired pizzas and authentic pasta in the outdoor courtyard. As if the delicious food isn’t enough, the string lights and romantic ambiance will totally seal the deal.

Stop 2. Gelato: Let’s keep this Italian date night going strong by hitting up Legato Gelato after dinner for a chance to indulge in your sweet tooth! This vintage inspired gelato shop offers inventive flavors of gelato like Sicilian Pistachio and Madagascar bourbon vanilla, all made fresh daily. She’ll be sweet on you in no time.

Stop 3. Shopping: We all know that shopping is the quickest way to a woman’s heart. Do a little strolling through the neighborhood and hit up some of the local boutiques. She’ll be impressed if you recommend American Threads, she’ll appreciate your style if you tell her you shop at J. Crew Men’s shop and she’ll be inspired if you pop into Castilleja.

Stop 4. Cool Cocktails: Elevate your date night by ending the evening with an after dinner drink at Old Glory Bar. The ambiance at this 1920’s boiler room is industrial and organic with SO much character. The high ceilings and grand staircase are major wow factors making the bar and restaurant feel grand while the intimate seating and brick and cement decor create a comfortable and romantic experience.

#GregonTheStreets: 6 Places To Try in Germantown

We are back this week with #GregOnTheStreets taking place in the very historic Germantown neighborhood of Nashville! With a ton of charm, a variety of things to do, murals to check out and restaurants galore, this part of town is a must visit. I dare you to walk down 5th street without falling in love with the atmosphere. That’s what happened to Greg’s two assistants Kimberly and Michelle! One stroll over the brick sidewalks and they were hooked. You can find them both frequenting the local bars and coffee shops when they aren’t at Village. They helped put together a killer list of suggestions for our foodie followers and you aren’t going to want to miss it. 

 

1. Nashville Farmers Market

Whether you’re stopping by for lunch at one of the 14 restaurants, scheduled for a culinary class, dropping by after a walk through Bicentennial Capitol Mall State Park or are just in need of some farm fresh ingredients for dinner, the Farmers market has something for everyone. Head on over next time you need some fresh foodspiration.

2. Lazzaroli Pasta

In the mood for fresh cut pasta, handmade ravioli, homemade sauces and gourmet ingredients? This little Italian market has it all. From delicious cheeses to unique olive oils, they have everything you’ll need to make a fantastic home cooked family meal. Their motto is that pasta is the center of their universe and that is a motto we can get on board with. Local Tip: On Saturdays they sell fresh Mozzarella made in house. It sells out quick so be sure to stop in before noon if you want a taste!

3. Tempered Cafe + Chocolate

Truffles and JoeJoes and Salted Caramels, oh my! If you’re craving something sweet, drop everything you’re doing and run to this cute little cafe to indulge in some artisan chocolate magic. They will even pair chocolates with fine wine if you’re also in need of happy hour. Fun fact, Thursday, Friday and Saturday evenings the cafe turns into an Absinthe Lounge with signature cocktails and traditional absinthe drips! Keep your eye out for the green light in the windows. If it’s lit, go get lit too.

4. Butchertown Hall

This Texas inspired spot is the perfect place for sipping craft cocktails and eating tacos. It’s a go to spot for date night, Sunday brunch or a patio lunch break. Our favorite menu items are the charred Brussel sprouts and beef brisket sandwich.

5. Jack Brown's

You know those nights when you get home from work after an exhausting day and cooking dinner is super low on the priority list? Those nights are the nights when you need a healthy dose of comfort food from Jack Brown’s. Grab a seat on the patio with a beer and a burger and let your cares fall away. If you’re gonna have a cheat meal, do it right and end the meal with a fried Oreo or two. You won’t be disappointed.

6. Von Elrod's

Imagine grabbing a casual bite here with your buds before heading to Nashville’s First Tennessee Park for a spring baseball game. This recently opened beer Garden & sausage house serves a variety of smoked meats and sausages and the most delicious housemade pretzels.

#GregonTheStreets: 5 Reasons we love Hillsboro Village

If you haven’t spent a sunny Saturday afternoon strolling through Hillsboro Village then have you really lived? This quaint neighborhood has something for everyone and it just so happens that the Greg Farricielli team is lucky enough to work a couple blocks from it’s bustling Main Street! We took to the streets today for the first in a series of many segments called #GregOnTheStreets where Greg will chat about local hotspots and neighborhoods throughout Nashville! Here’s how the first episode went and 5 reasons that make lovin’ this hoppin’ part of town so easy.  

1. Delicious coffee: As Village likes to say “how do I take my coffee? Seriously, Very Seriously.” Greg and his team love to frequent the popular and funky little cafe, Fido. Who wouldn’t want to sip great coffee in a converted pet shop? Bonus points that it’s pet friendly so Greg’s furry best bud, Bowser, can tag along anytime Greg needs his espresso fix!

2. Photo Ops on fleek: If you haven’t been living under a rock then you must have seen Nashville’s mural scene. Greg is a fan of a good selfie backdrop so we took a second to snap this instagrammable moment in front of the bright and beautiful Dragon Mural. It was totally worth it for Insta sake and it inspired us to slay dragon’s for the rest of the day! 

 

3. Great Eats: With something like 27 restaurants to choose from you really can’t go wrong. Greg’s newest fav is Hop Daddy. This local burger joint serves fresh and all natural ingredients with no antibiotics or hormones. We stopped in for their fresh baked breads, tasty burgers and hand-cut fries. Oh and shakes.. because who doesn't’ love a good shake with their fries?

4. Affordable Shopping: Greg left this one to Michelle + Kimberly, the gals of team Farricielli Real Estate. For all of you ladies out there trying to find cute and affordable attire you have to check out Dress up! They offer trendy new styles every week so head on over and shop til’ you drop… those spring rompers are not gonna buy themselves ladies.

5. Solid Happy Hour Prices: You are guaranteed to find a happy hour sign sitting outside of at least one restaurant every day in Hillsboro Village. So, we chose to Sit. Stay. Eat Drink at Double Dogs for their Happy Hour! From 3pm to 7pm daily you can purchase well liquor drinks for $3.25 and select domestic beer for $2.50 and on Wednesdays we drink house wine for $3. Treat yo’self after that long work day.. you deserve it. For a list of other daily happy hours we like to refer to Nashville Guru!

A Proposition of Value

What does a Real Estate agent do more than aid a real estate transaction? Before you choose your lifetime agent, make sure you understand what makes an agent go above and beyond. Way back in the initial training to become an agent we learn an extremely important acronym. COLD-AC. While many forget this, I like to think all-star agents keep it at a forefront of all they do.

 

 

 

Nothing makes me happier then knowing I provide value each day. This is what sets clients apart from a costumer.

 

C- Care, O- Obedience, L- Loyalty, D- Disclosure, A- Accounting, C- Confidentially.

 

Care: Care is the easiest. It truly paraphrases the rest of our list. Most important, it is first because it sets the tone for client experience.

 

Obedience: What a funny sounding word! This doesn’t of course mean I will be kept on a leash… This means that when it comes to a tough situation we will handle it with a sane approach. In a real estate transaction, sometimes hoops must be jumped through. I will not avoid them, but instead prepare and walk us through it. Always keeping communication strong, as this is a team effort.

 

Loyalty: This one is big. When I say we will work together, you have my commitment. That means I have time, the skill, and a plan, that I feel will add value to you. You need answers, I got them or at least a referral with the best place to look.

 

Disclosure: A Realtor is supposed to be on your team! With this everything and anything I know about a property or transaction will get told to you.

Systematically Getting To The Top Through The Use Of Systems

      A well-oiled machine is a good one right? Can you oil a machine to much? Thus, making it to slick. The same idea applies to your real estate experience, but we also want to help you take this concept for your own practice.

To answer the question above right now, it is important to have a well-oiled system, but when you take the human interaction out… then you are doomed. You see, system’s help us break molds, but creativity and charisma win people.

 

So let’s start from the bottom. Your creativity is driving you to new interaction, new business, and more money. However, you are finding yourself stressed and over worked. You need to break your mold. You may start thinking you need a team, or to hire people. Wrong answer.

 

You just need a system.

 

Most people start with creativity, but what if instead of starting that right out of the gate, we instead sprinkled a little on the front and a little on the back.

 

“Creativity comes after successful models and systems… not before them” Gary Keller.

 

Gary Keller, owner in Keller Williams is right. It is those systems that are scalable! Again, systems are scalable! But hey, use your creativity to make a great system, then once it’s working, toss your own spice on top.

 

Systems are a lot like whiskey. You can put a different starter in and finish your own way, but unless it’s Tennessee whiskey, it is made the same way in the middle. But even with that, there is a few styles in the middle, create your own way but study what works.

 

So we have a system, we have it running, worked out the problems, so now we add the people back in the experience.

 

With the Farricielli real estate experience, we take this very seriously. It starts with a system, but we have gotten to the point where we can be human throughout.

 

For example, you want to buy a home… you are put into our system so that we can meet your needs. With every account being special we want to make sure you are at the front of the list. A Meeting About Money

 

Buying a home? The concept sounds great, but you know there are still many hurdles. Let’s break through the biggest right now. Financing.

 

Do Your Research

Step one of getting off the coach and making money in real estate is getting a lender. When investing, you have many options when it comes to money. Hard money lenders, banks, private, creative and even online crowdfunding are ways of obtaining the loan needed. All of these are great options, but when it comes to your first deal you may want to go with the most common and that is a bank.

 

Bank loans are normally backed (insured) loans with fairly standard interest rates. 15 and 30 year options are standard, but come in a variety of packages. (i.e. fixed, ARM, and more) You can even go as low as 3.5% down if you will be living in the home!

 

It is crucial to understand as much as you can about how you may finance. However, it is not necessary to be an expert. It is more imperative to know what and a lot about the type investment you may want to buy.

 

Finding a lender

First, find a Realtor! A Realtor can give you war stories of lenders. They will be able to tell you their preferred partners and people who can always close a deal. It’s important to understand that if you are buying using and agent, which you really should (article on that topic to come), your agent will be required to work very closely with your lender while completing deadlines and keeping everyone in the transaction up to date. On top of all that, agents will know who works best in the local market. This is key when it comes to a hot real estate market.

 

 

 

The Meeting

Don’t be afraid! Just be prepared as you can. I would always recommend meeting with you lender in person for the first time. If anything else this will let you know if they are hip enough for ya.

 

Here’s the deal… Lenders want your business. They want to help you, shelter you, and give you all the money in the world. When they do, they make money in return. However, as proven by events of recent (a small bump in the world’s economy) lenders cannot be as gracious. This does not mean they don’t want to help you. To be honest, a lender who just wants to give you easy money, doesn’t really care about your business and wellbeing.

 

A great lender wants to help and develop a history of strong and healthy business. Credit to low? They can guide you on getting it up? Have to sell a home before buying a new one? (called a sale of home contingency) Your lender can give you the options on making your offer better. Just like your Realtor, they are on you team.

FICO, Who Is Fico?

FICO! Maybe you thought I was calling for my dog to come home. Or you think I am just crazy. Who is FICO? Well FICO is what 90% of money lenders use to judge you as a person. Now this is not entirely true, but in the world we live in it seems as if our whole self fits within the numbers 350-850.

Fun Fact: FICO stands for Fair Isaac Corporation. I don’t advise looking them up unless you’re into that kind of stuff.

Down to business. Get a credit card! It truly is that simple. Unless you are the stereotype from the 2004 movie Mean Girls then you should be fine getting a credit card. Go out and get one right now. As much as having “Good Credit” seems silly, you will not be able to buy anything of size until you have had good credit for almost 2 years.

So you are under 21 and no one will give you one? Have your parents co-sign. This is a need here folks, not a want. Here is my tip for getting someone to co-sign. Ask nicely and explain to them in these words… “I need to develop a good credit report now so I am eligible to develop long term wealth through the acquisition of real property known as real estate.” or “I need to develop a good credit report NOW so I can move out of your house in the future.” This could be enough to sway anyone.

Here is a plan to put in place if you are not credit savvy already. Plan to only use your credit card on gas. It will speed things up at the gas station but also create one payment obligation. Maybe even get a credit card with a gas stations name on it so you get gas rewards. Only put this one product on your card. It is an expense you can count on.

Do you know where they keep credit scores? As top Nashville Real Estate Broker Bobbie Noreen says, “Have you ever driven from south Texas into north Texas? Somewhere under all that dirt you will find FICO.”

Here is the bottom line if you have bad credit… make it better. Pay things off in large loads. Work harder. Work smarter. Nothing gets better overnight, but each day is a life time when you are living for the moment.

If you are out of college and trying to pay your bills your credit will not be perfect. However, a good lender should be able to help you with tips and tricks regarding getting your credit report in better shape. Trust me. They want to make the loan happen. They just cannot be as eager as they once were or we may wake up in another recession.
